Wei Yong's Q & A summary

On behalf of purchaser Wei Yong:

Q. How confirmed are they to deliver the project by this year?
A. This time they are very positive that the project can be delivered latest by end of the year. If the approved access road blocked at the Sun Garden can be reopened, it might be earlier then that.

Q. Why is the landscaping still at progress even though the project should be expected to be completed soon.
A. The landscaping is actually quite fast to complete because the hardscape is there already. The developer do not wish to put up all the trees so soon because they will need extra resource to look after the trees before the completion.

Q. How is the compensation be paid?
A. It will be in cash and the terms is as per SPA.

Q. Who will manage the property when it is completed?
A. The developer might be the management for the first year and the residence of BV will have to form some sort of owners committee and bring in the management to manage the property after that.

Q. How the Club House works?
A. The clubhouse will consist of the common facilities such as swimming pool, badminton court, etc. Currently it is not decided if the clubhouse shuld be opened to the public or only to the BV because if only open to BV residence, if the participation is low, the cost to maintain the facility will be a problem.


In addition, Wei Yong also said that the dinner meeting on June 16 was very helpful especially to help convince us that they were trying their best to complete the project.

    The clubhouse intend to open to public?If in that case,what kind of privacy,security and facilities BV residence could have?What am I concern is once open to public,it's Tom & Jerry can be simply access to BV?the guard normally will stop the car but not the people who walk into BV.What kind of assurance fr developer can give to us if open to public?Sorry to be selfish but I really like to keep our place crimeless and peace without outsider disturbance.The maintainance cost that we pay should already include the clubhouse facilities,as you can see all of the condominium or apartment have include this into the maintainance cost.I understand the cost of the maintain the landscading is rather high,therefore I dont mind to pay extra 50 to participant the clubhouse but I am very disappointed that now the developer may not able to fulfill what have promised,it's not our issue, we have paid the price they wanted.

  2. I am the potential buyer and have the same opinion, the maintenance fee is high if without the clubhouse facilities, no swimming pool, gym etc. I don't mind paying extra 50 for the club house membership, the developer must build it, if no club house, should lower the maintenance fee.

  3. The clubhouse is not within the boundary of Bayan Villa, so the security or privacy is not an issue.

    The maintenance fee is too high? Haha, I never thought of this when I signed the S&P. When I read your comment, I found it a bit high too. Hopefully Bukit Ikhlas can provide us with a high quality maintenance too since we are paying so much.

    My friend in East Lake condominium(behind south city plaza, facing the lake)is paying the same maintainance fees and the facilities they've are gym,swimming pool,loving landscaping & kindergarten.

Most of us well know Gita Bayu & Lake edge.Both projects have better landscaping and others standard facilities, Lake edge link house is fix mainatainance fee,RM300/mth,the house is much bigger than Bayan Villa (22' x 100') Gita Bayu, I checked one of the bungalow build up is 6219sq and the maintainance fee is only RM250/mth. In Bayan villa if your house is 1500sq,the maintainance fee is approx RM225,don't you think that's too high?It;s still reasonable if this fees has include the clubhouse facilities.

  6. Actually, I also think the maintenance is on the high side. We really have to ask Bukit Ikhlas what makes them charging so much compare to others.

  7. If without the club house facilities, I think rm0.10 per square feet is reasonable. What do you guys think?
